RVP Underwriter is available to AI agents and assistants, and to your own programs. A free quick screen reads the seller's numbers instantly. A paid underwrite ($27, or $97 with every document) normalizes the expenses, values the property and prices three offers, from a listing link or the documents' text. No account and no API key: the person pays per deal at a Stripe checkout, and is charged only if the underwrite finishes.

Connect an AI agent

Claude: in Settings, open Connectors, choose Add custom connector and paste the address.
ChatGPT: add it as a connector (MCP server) where your plan allows custom connectors, and paste the address.
Other MCP clients: it is a Streamable HTTP endpoint. It speaks both the current protocol (2026-07-28, with server/discover) and the earlier initialize-based versions back to 2024-11-05.

Then ask, for example: "Is this RV park a good deal?" or "Use RVP Underwriter for this deal" with a listing link, and paste the offering memorandum and other files like the T-12 and rent roll.

The tools

`underwrite_deal`	$27 or $97	Takes the full text of every document the user has (the OM, T-12 and rent roll at minimum, plus any P&L, occupancy reports, tax or utility bills) and the listing link if there is one. Assistants are told to ask for the documents first: a link alone is the thinnest input. Returns a `deal_id` and a checkout link for the person to pay.
`get_deal`	Included	Progress, then the result: normalized income, expenses and NOI next to the seller's, market cap rate, value range, three offer structures with the recommended one, the verdict, top risks and the deal's private page.
`unlock_full_package`	$70	Adds the lender memo, investor deck, Excel model and negotiation playbook to a completed core underwrite.

How paying works

The assistant calls underwrite_deal and shows the person the checkout link. Assistants are told never to open or pay it themselves.
The person pays at Stripe checkout. The card is only authorized. They land on the deal's private page, which shows the progress.
The underwrite runs on our servers, about 2 to 4 minutes, exactly as it does on the website. When it finishes the card is charged and a receipt with the private page arrives by email. If it cannot finish (for example, the documents hold no income figures), the authorization is released and nothing is charged.
The assistant calls get_deal and explains the result. The full report, one-pager and LOI open from the private page for 30 days.

Results that come back to the assistant are numbers, labels and short titles only. Long text written from seller documents stays on the private page.

REST API

The same four operations over plain HTTPS and JSON. The OpenAPI 3.1 description covers every field, and works as a ChatGPT Action or in any OpenAPI tool.

Why an AI agent should not underwrite in the chat

An underwrite is arithmetic. Language models are unreliable at multi-step arithmetic on financial documents: a figure gets computed silently and presented as read, and the same document can give different answers on different runs. RVP Underwriter is math-first: code does every calculation, models only read the documents and make judgment calls that are shown in the report, and a second model reviews the reading. Limits and terms

Quick screen: 60 calls an hour per connection. New deals: 20 an hour per connection.
Documents: up to 1,000,000 characters of text per deal. Seller documents are deleted when the underwrite finishes; results are kept 30 days.
Results are an underwriting analysis, not an appraisal, investment advice or a recommendation. Every result carries a caveat for the assistant to show.
Using the API or MCP server means accepting the Terms (section 4 covers one-off purchases and the API) and the Privacy Policy.

Questions

Does the assistant pay for the underwrite?

No. underwrite_deal returns a Stripe checkout link that the person opens and pays in their own browser. The card is authorized at checkout and charged only if the underwrite finishes.

Do I need an API key?

No. The quick screen is free and the underwrite is paid per deal at checkout, so neither needs a key or an account. API keys and monthly volume plans are planned for teams; write to aj@rvpunderwriter.com if you need them.

Can the assistant send PDFs?

Send the documents as text in documents_text, the full text of the OM, T-12 and rent roll with tables included. A listing link also works, though some listing sites block reading.
