Terms of Service

Effective: October 16, 2026 (supersedes the October 8, 2026 version)

These terms govern your use of the services of Sugarpine Property Management LLC ("Sugarpine", "the Company", "we"), including the RV Underwriter analysis platform ("the Service"). By creating an account or using the Service you accept these terms in full.

1. Definitions

Company: Sugarpine Property Management LLC, Boulder, Colorado.
Service: the Company's websites, the RV Underwriter platform, and the analyses, reports, and documents they generate.
You: the individual or entity using the Service.
Device: any equipment you use to access the Service.

2. Eligibility

You must be at least 18 years old to use the Service. By using it you represent that you are, and that you have authority to accept these terms for any entity you act for.

3. What the Service is, and is not

The Service produces automated real estate analysis from documents and data you provide, plus market research. Its outputs are for informational purposes only and do not constitute financial, legal, tax, or investment advice.

Every analysis is a starting point for your own due diligence, never a substitute for it.

Real estate investing involves substantial risk, including loss of principal. You are solely responsible for your investment decisions, for verifying every number against source documents, and for consulting qualified professionals before acting. The Company assumes no liability for investment outcomes.

4. Subscriptions, trial, renewal, cancellation

Paid plans bill monthly or annually through Stripe and renew automatically until cancelled. New subscriptions begin with a 7-day free trial; a valid card is required, and billing starts automatically when the trial ends unless you cancel first. You can cancel anytime; cancellation stops the next renewal, and your plan features continue through the period already paid. A plan's monthly deal allowance renews on your billing date, when the payment for the new period goes through; usage during the trial is reset once, when the trial converts to a paid plan.

One-off purchases. You can also pay for a single deal without an account or subscription: the Core underwrite ($27), the Full package ($97), or the full-package add-on ($70) for one property that has already been underwritten. Each purchase covers one property. For the Core underwrite and the Full package, your card is only authorized at checkout and is charged when the underwrite completes; if it does not complete, the authorization is released and you are not charged. Results and documents for a purchase are available from a private page for 30 days after checkout. That page opens in the browser used to pay; on any other device it requires a code sent to the email address used at checkout. One-off purchases do not include share links, Buybox Genie, the saved deal pipeline, or white-labeled documents, which are subscription features. Prices exclude any taxes that may apply.

API and AI assistants. The Service can also be used through its MCP server and REST API (described at rvpunderwriter.com/developers), directly or by an AI assistant acting for you. The quick screen is free; underwrites are one-off purchases on the terms above, paid by you at a Stripe checkout, never by the assistant. An assistant that uses the Service on your behalf does so under these terms, and you are responsible for what it sends, including having the right to share the documents. Results returned to an assistant are the same informational analysis described in section 3 and carry a caveat the assistant is asked to show you; the Company is not responsible for how a third-party assistant presents, summarizes or alters them. Seller documents sent through the API are deleted when the underwrite finishes, and results are kept for 30 days. Rate limits apply, and automated use beyond them, or to resell or replicate the Service, falls under section 6.

5. Refunds

Because analyses consume paid computing resources the moment they run, we do not refund partial billing periods. Cancel before renewal and you will not be charged again. A one-off purchase is charged only after its underwrite completes, so it is not refundable once delivered. If something went genuinely wrong on our side, write to aj@sugarpinepm.com and we will make it right.

6. Fair use

Plans include generous monthly deal analyses and daily AI usage allowances. Automated scraping, resale of analyses, credential sharing, or usage patterns designed to exploit the Service may be throttled or terminated. Limits exist to keep the Service fast and affordable for real buyers.

7. Your content, our engine

You own the documents you upload and the reports the Service generates for your deals, and you may use those reports in your own business: financing packages, partner presentations, lender submissions. You are responsible for having the right to upload the documents you provide.

The underwriting engine, methodology, prompts, software, and all other Service materials remain the Company's exclusive property. You may not reverse engineer, extract, scrape, or replicate them. Analyses are licensed to your account for your own business use, not for redistribution, resale, or operation of a competing service.

8. Sharing deals and contacting buyers

Share links and Buybox Genie let you send deals to people you choose. Those emails go out from your own email account, under your name; the Company does not send them, does not review them, and is not a party to any arrangement between you and a recipient.

You are solely responsible for every message you send and for your buyer list: for having the right to contact each person on it, for keeping your name, contact details, and postal address accurate, and for complying with every law that applies to commercial email and solicitation, including the CAN-SPAM Act in the United States and similar laws where you or your recipients are located. That includes honoring opt-out requests promptly and never using a misleading subject line, sender, or content. You are also responsible for any introduction, compensation, or confidentiality arrangement you make with a buyer, and for any real estate license such an arrangement may require.

You agree to indemnify and hold the Company harmless from any claim arising from emails you send or arrangements you make through these features.

9. Third-party links and services

The Service may reference or link to third-party websites and services. The Company is not responsible or liable, directly or indirectly, for any damage or loss caused by your use of them.

10. "AS IS"

The Service is provided "AS IS" and "AS AVAILABLE", with all faults and defects, without warranty of any kind, including any implied warranties of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that the Service will be uninterrupted or error-free.

11. Limitation of liability

To the maximum extent permitted by law, the Company's total liability under these terms is limited to the amount you actually paid through the Service in the twelve months before the claim, or 100 US dollars if you have paid nothing. The Company is not liable for special, incidental, indirect, or consequential damages of any kind.

12. Termination

We may suspend or terminate your access immediately, without prior notice or liability, if you breach these terms. You may stop using the Service and cancel your account at any time. Sections 3, 7, 8, 10, 11, and 13 survive termination.

13. Governing law and disputes

These terms are governed by the laws of the State of Colorado, United States. Before formal proceedings, you agree to try to resolve any dispute informally by contacting us; most issues are fixable with an email.

14. Changes to these terms

We may update these terms as the Service evolves. For material changes we will give at least 30 days' notice through the Service or by email. Continued use after the effective date constitutes acceptance.
