What Is a Rent Roll?
A rent roll is a point-in-time list of every unit or site in a property, with its tenant, rent, and status.
The rent roll is how you verify occupancy and confirm the rents a seller claims. A genuine rent roll has one row per site or unit; a unit-mix summary that lists categories ("60 sites at $450") is not the same thing and cannot be counted as occupied units.
